ASPHALT

REMOVE AND/OR REPLACE
While we attempt to salvage the existing pavement, complete asphalt removal is often the best solution, in both results and cost-effectiveness. Removal and replacement is exactly what it sounds like.  The existing asphalt is removed, an additional base is added as necessary and rolled to grade, and then a new layer of asphalt is applied and rolled to a final thickness.  Once your asphalt base is oxidized and deteriorated to the point where an overlay is no longer an option, a Remove and Replace is needed.  Although a simple overlay or seal-coating may be cheaper in the short term, if your pavement needs to be completely replaced, it will end up saving you money in the long run and is the best investment for your lot.

ASPHALT REPAIR
Asphalt repairs are essentially “spot repairs.” Specific problem areas, if small enough, are repaired with new Hot Mix Asphalt.  Asphalt repairs are needed any time you have a pothole or damaged areas.  If not remedied quickly, these small areas will worsen and require much more work.  Potholes are also a safety hazard to vehicles and pedestrians.

ASPHALT OVERLAY
An overlay is the paving of a second layer of asphalt over a layer of existing asphalt.  This process consists of several steps, including preparing and cleaning the area prior to performing work, leveling asphalt in low areas, grinding of all transitions, and adjusting all drainage structures. A tack coat primer is used to adhere the new asphalt to the old.  An overlay is used when the existing pavement is in a generally good condition, with a few minor problem areas.  Any substantially damaged or deteriorated asphalt will need to be removed and replaced.

NEW PAVING PROJECTS
A new pave is a brand-new section of asphalt installed over the native soil or existing base material.  New paves are mostly used for new construction projects, additional portions of driveways or parking lots, or when grading issues are present and the base needs to be corrected.
